What is considered an extended stay?
An extended stay is any reservation of 28 days or longer. Our extended-stay sites are designed for guests who want to enjoy Pigeon Forge and the Smoky Mountains for a month or more.
How much does an extended stay cost?
Monthly rates start at $800 and vary depending on the season and site availability.
Is there a deposit for an extended stay?
Yes. A $100 deposit is required for extended-stay reservations. The deposit is retained as a campground credit and is not refunded as cash.
Are utilities included?
Yes. Water, cable, sewer, electric, and Wi-Fi are included in your monthly rate.
Do the sites have full hookups?
Yes. Our extended-stay sites include water, sewer, and electric hookups, along with Wi-Fi and Cable.
Can I receive mail or packages at the campground?

Guests may receive an occasional package at the campground; however, the campground’s address may not be used as a guest’s personal or residential mailing address. This includes using the address for a driver’s license or state identification, vehicle registration, voter registration, insurance, banking, employment records, or any other official or personal documentation. If you need to receive regular mail, we recommend using a mail forwarding service that can receive your mail and forward packages to you.

Guests may not represent the campground’s address as their own. Using the campground’s address as a personal residential address is prohibited and may result in removal from the campground.

Can I establish residency at the campground?
No. Extended-stay guests may stay at the campground for the duration of their lease, but the campground cannot be used as a permanent residence or legal domicile. Guests may not establish residency at the campground or use the campground address as their residential address.
Are pets allowed?
Yes. We welcome up to two pets per site.
How long does the application process take?
The application only takes a few minutes to complete. Once submitted, a member of our team will typically contact you within 24 hours with a price quote.
Do you allow older RVs?
Yes. RVs that are more than 10 years old require current photos for approval before acceptance.
What size RVs can you accommodate?
We accommodate a variety of RV sizes. Please provide your RV’s year, make, model, and length when applying so we can confirm that it is appropriate for the available site.
How long can I stay?
Extended stays are available for 28 days or longer. Guests may stay for multiple months, subject to site availability and the terms of their extended-stay lease agreement. The campground is open March through December.
Is the campground open year-round?
We are open March through December and are closed during January and February. Extended-stay availability is subject to our seasonal operating schedule.
How many people can stay on an extended-stay site?
Extended-stay sites are designed for up to two full-time residents. Family or friends are welcome to visit, with up to four total guests allowed on the site during occasional or weekend visits.
Where can I get propane?
Propane is available nearby, less than one mile from the campground.
Can I have outdoor furniture, storage, or other equipment at my site?
Guests must follow all campground rules regarding outdoor furniture, storage, and other items placed around their RV. Please contact our team if you have questions about a specific item.
Can I have an additional vehicle or RV on my site?
No. Each extended-stay site is limited to one vehicle. Additional vehicles or RVs are not permitted on the site.
Can I cancel my extended stay or leave early?
Yes. Extended stays are billed monthly and require 30 days’ notice to cancel. If you leave before the end of a paid month, the remaining days of that month are not refundable. Once your 30-day cancellation notice has been fulfilled, you will not be responsible for future months. Your $100 deposit will be retained as a campground credit rather than refunded.
Can I stay during the winter?
No. The campground is closed during January and February. Extended stays cannot continue through the winter closure, so guests planning a longer stay should coordinate their dates around the campground’s seasonal schedule.
